Exterior Finishes:

Cement rendered rustic style finishing on both vertical and horizontal surfaces

All sloped roofs will be covered in antique clay burnt tiles

Flat roof to be dampproofed with two coats of asphalt emulsion, felt and finished with porcelain tiles on terraces and gravel on non passable areas

Exterior Carpentry:

All exterior carpentry in African Teak (Iroko) of highest quality

Entrance door to apartment; 92 cm wide x 210 cm high. Door has staves of wood and metal studs on outside. It has spy hole and anti lever fittings . The doors security lock will be operated by magnetic card which will be programmed at the central security point

All exterior windows and terraces doors will be sliding doors with double glazing. The living room and all the bedrooms will each have one magnetic roll back mosquito net. Ground floor homes will have double glazed security glass

Many apartment have bay windows made of wood of the highest standard.

The kitchen/utility room sliding window will be of aluminium framing as an exception to the rest of the carpentry

All pergolas and wooden structure will have a high quality German Lasur immersion treatment

Flooring:

A layer of 5mm polystyrene sheetwill be laid down after concluding the concrete bases structure, the installation tubing and the protection layer of the same. The floor will be built on this layer to provide sound insulation between floors

Underfloor heating pipes will run under mortar flooring

In the living/dining room areas and entrance hall, the floor will be of cream marble laid diagonally with a brown insert border

In the bedrooms there will be cream marble with border laid square to the walls

All marble skirting will have upper edge beveled and polished

Terraces:

Flooring of terraces in porcelain tile with marble inlays

All the flowerbeds are waterproofed with 2 layers of polyester fibreglass, layers of resin and finished with a gel coat. They are filled with organic soil and are fitted with irrigation system

A water tap will be fitted on terraces

Aluminium trellises will be added to some terraces for extra privacy

Interior finishes:

Entrance hall. living/dining room and bedrooms will have partially suspended plasterboard ceilings with a decorative interior plaster moulding and a groove towards the wall with a niche for curtains if required

All interior walls are finished with a plastic paint of high quality

Interior carpentry:

All exterior carpentry in African Teak (Iroko) of highest quality

Interior doors will be one leaf 45mm thick high quality wood finished, pre fabricated with two panels and mouldings, veneered and varnished

Wardrobe doors will have 1cm x 1cm lattice at 45° for ventilation

The wardrobes will be built in with drawers and totally trimmed with Iroko or similar. They will feature a shoe rack, and a shelf for suitcases. A chest of 4 drawers will be included in each double wardrobe

A safe will be installed in the wardrobe of each master bedroom

There is an American bar separating the kitchen and the living.dining area with a single marble countertop, polished and finished with a decorative moulding

Bathrooms:

All bathrooms have a chrome heated towel rail and come with all necessary accessories such as soap dishes, toilet paper holders, towel rails and hooks etc. Faucets in a German, Italian or similar style will feature single lever action

All bathrooms have built in mirror over washbasins. Master bathrooms have extendable make up mirror

The bathtubs in the bathrooms without a separate shower will be fitted with a glass shower screen.

The toilets and bidets will be suspended off the floor.

The toilets will have a built in two touch cistern to control water consumption.

In the master bathroom, walls and floors will be of Italian "Travertino" marble, with a beveled skirting board in brown "Imperial" marble.

All master bathrooms will have an acrylic hydro spa bath tub for 2 people, 120cm x 180cm, With head support on both sides. It will be embedded in a brown "Imperial" marble frame and fronted by Italian "Travertino" marble with a skirting board in brown "Imperial " marble. The washbasin counter will also be of brown "Imperial" marble.

In the second bathrooms, the walls and floors will be in Portugese Marble, with beveled skirting boards featuring dark brown marble. It will have a hydro massage shower for 2 people, which also functions as a sauna. The washbasin top will be made of dark brown marble.

In the third bathroom for the three bedroom apartments/ penthouses, the walls and floors will be of cream "Cotos" marble, whereas the walls will also feature a beveled skirting board in "Rojo Alicante" Marble. The bathtub was ergonometrically designed and will feature functions of a hydro massage spa. It will be embedded in a "Rojo Alicante" marble frame and fronted by cream "Cotos" marble, also featuring a skirting board in "Rojo Alicante". The washbasin top will be of the same "Rojo Alicante" marble

All the washbasin top will be made of marble with mouldings on the borders and on the interior of the opening for the washbasins, which will be fixed/hung underneath.

There will be a cupboard made of African teak wood, Iroko, under the marble top with a wooden shelf inside. Doors feature a varnished lattice of 1cm x 1cm.

All bathrooms without windows will a have a shunt type ventilation with a timer.

Bathrooms with windows will have a ventilation extractor, leading to the facade and covered with a grille.

Kitchens:

The kitchens and utility rooms will be fully furnished with the following electrical household appliances: ceramic glass hob with 4 burners, electric oven, dishwasher, extractor, American refrigerator (2 doors with freezer), microwave oven, a sink with two basins and drainer as well as a waste disposal unit.

All the utility rooms will feature fitted cupboards, a washing machine, tumble drier and sink.

The kitchen and utility room worktops and the pertaining splash guard will be made of high class granite, which features an elegant natural maceration, matching the fitted tiles.

The kitchen floor will also be laid in cream coloured marble and the utility room floor will be of a matte ceramic tile resembling marble, matching the kitchen furniture.

Installations

Electricity:

The mechanisms for light switches and sockets by Bticino or similar

30- 50W 12v halogen lamp will be installed in the plasterboard ceilings in entire apartment, dimmers in bedrooms and living areas.

Alarm system with panic button connected to central security system.

Each apartment will have two phone lines.

The complex can receive domestic and international TV channels via satellite.

Each apartment will have "Domotic" home control system.

Each apartment will have a tv/music system

Heating & Air Conditioning:

The entire apartment will have underfloor heating.

Air conditioning is installed throughout the entire apartment.

Plumbing and Hot Sanitary Water:

All the interior hot and cold water installation will be made with copper pipes, protected in their full length by Armaflex cover or similar.

One 400-500 litre electric water heater will produce the hot sanitary water for each apartment.

All the down pipes, rain water and sanitary tubing will be sound insulated.

Penthouses

These will have a covered BBQ area with brick shelving, niches, worktop and a decorative chimney covering the grill. On one side of the grill there will be a sink with a rustic style faucet and small fridge.

All will feature a 200cm x 200cm heated whirlpool on the BBQ area terrace.

The interior staircases will feature cream ,marble steps with decorative moulding. An additional feature is the skylight in double glazed polycarbonate.

The lower half of the interior staircase will feature wrought iron rail with wooden handrail finish. The upper half will feature a moulded handrail with a marble surface.

All master bedrooms have a pitched ceiling with wooden beams and will feature halogen spotlights. The wood for the ceiling will be specially treated pinewood and finished with varnish.
